Ben Affleck Surprises Ex-Jennifer Lopez With Unexpected Gift

Ben Affleck and Jennifer Lopez’s $60 million Beverly Hills mansion has become one of the most expensive properties in Los Angeles that nobody seems to want. Court documents filed in April 2026 reveal that Affleck has transferred his entire ownership stake in the sprawling estate to Lopez — without receiving a single dollar in return.

The legal mechanics were simple enough. Lopez signed an updated property settlement agreement on March 31, 2026. Affleck signed the following day, April 1. The court documents classify the move as a “transfer of property among spouses incident to divorce for federal income tax purposes.” Both parties remain responsible for taxes resulting from the transfer, but Lopez now shoulders all future expenses — broker commissions, closing costs, and every other financial obligation tied to the property.

What looks like an extraordinarily generous gesture starts to make far more practical sense once you examine the circumstances surrounding the property itself.

Crestview Manor is a 38,000-square-foot French château perched on five acres in Beverly Crest. The estate features 12 bedrooms and 24 bathrooms — two for every bedroom. There’s a 12-car garage, an indoor sports complex complete with boxing ring, gym, and pickleball court, a 5,000-square-foot guesthouse, a caretaker cottage, and a two-bedroom guardhouse. Parking accommodates up to 80 vehicles. The property has been described as “a tasteful stunner.”

The problem is that maintaining such an estate costs over $283,000 per month. Property taxes alone run approximately $1,100 daily — more than $400,000 annually, according to the New York Post. Every month without a sale meant writing a check for nearly $300,000 just to keep the place running.

Affleck and Lopez purchased the mansion for $60.85 million in May 2023, paying entirely in cash. They invested millions more in renovations. But when they attempted to sell starting in July 2024, the property became impossible to move.

The initial asking price was $68 million — an $8 million markup accounting for their renovation costs. The market didn’t respond. In May 2025, they slashed the price to $59.95 million, essentially guaranteeing a loss even if a buyer materialized immediately. They pulled the listing two months later. When it returned in September 2025, the price had dropped to $52 million — a $16 million reduction from the original ask.

Still no offers. By January 2026, they’d removed the listing for the second time. Remarkably, this stagnation occurred while the broader luxury market was thriving. A Wall Street Journal report noted that homes priced above $10 million were booming in 2025, with Beverly Hills properties selling on average within 95 days. Crestview Manor, however, remained untouched.

The mansion’s history explains some of the difficulty. The original owner listed it in 2018 for $135 million. After five years and four price cuts, it dropped to $75 million before Affleck and Lopez bought it. The property had already proven stubbornly difficult to sell long before the celebrity couple got involved.

Sources close to Affleck have been direct about his motivation. One insider put it plainly: “This isn’t him giving anything. This is him paying to be done. That house is the last tie, and he wants it gone, fast.”

The estate represented the final major shared asset connecting Affleck and Lopez financially. Their divorce was finalized in January 2025, mediated by Laura Wasser, Hollywood’s prominent divorce attorney known as the “disso queen.” The settlement functioned like a prenup — which the couple never actually signed before marriage. But the mansion kept them linked. Gossip columnist Rob Shuter reported in his Substack that Affleck’s decision centered on “cutting the last financial cord” rather than making a romantic gesture. Peace of mind reportedly mattered more to him than potential profit from a sale that might never materialize at any price that would cover their investment.

The situation becomes stranger when you consider that Lopez never left the property. Even after the divorce finalized and multiple listing attempts, she continued living there. She posted Instagram photos from inside while simultaneously marketing it for sale. During this period, she purchased a new home in Hidden Hills for $17.5 million in February 2025 and began renovating it while still occupying the Beverly Crest estate.

A source told the Daily Mail that “Jennifer is renovating the home to her satisfaction. She is spending a lot of money because it’s big: there is the main house, the pool house, and a guest house.” The Hidden Hills property spans about 8,600 square feet with five bedrooms, eight bathrooms, a guesthouse, pool house, and a five-stall barn with private equestrian arena. Though upscale, it’s a dramatic reduction from the 38,000-square-foot château.

Affleck, meanwhile, had already established his exit. In August 2024 — less than two weeks after the mansion listing went live and right before Lopez filed for divorce — he purchased a $20.5 million home in Pacific Palisades. The property features five bedrooms, six bathrooms, an open floor plan with chef’s kitchen, high ceilings, and garden views. It’s located 10 minutes from Jennifer Garner’s Brentwood residence, positioning him close to their three children — Violet (20), Seraphina (17), and Samuel (14).

Affleck and Garner have maintained strong co-parenting arrangements since their divorce. They appeared together in February hosting a paintball party at Combat Paintball Park in Castaic for Samuel’s 14th birthday. Affleck clearly prioritized proximity to his children over holding onto the Beverly Hills estate.

The second iteration of Affleck and Lopez’s relationship moved rapidly. They originally dated from 2002 to 2004, then rekindled their romance in spring 2021 — 17 years later. They got engaged in April 2022 and held a surprise wedding at the Little White Chapel in Las Vegas on July 16, 2022, followed by a three-day celebration at Affleck’s Riceboro, Georgia estate on August 20, 2022.

By early 2023, they were searching for a home together, reportedly viewing 80 properties before settling on Crestview Manor. Three other deals collapsed before they closed in May 2023. By April 2024, Lopez had established their separation date. She filed for divorce on August 20, 2024 — precisely two years after their Georgia wedding. She cited irreconcilable differences and removed Affleck from her name, reverting to Jennifer Lynn Lopez.

From wedding to divorce filing took exactly two years. From mansion purchase to property transfer took just under three years. That $60 million property occupied their lives for less time than most people own a vehicle.

Lopez now holds sole ownership. The court paperwork indicates she intends to relist the property eventually. Based on the most recent $52 million asking price, Affleck effectively walked away from roughly $26 million — his half of the equity. Sources told TMZ that because Lopez received this “huge gift,” she’ll likely still generate profit when a buyer finally emerges, even at the reduced price. Whether that proves accurate depends entirely on how long she’s willing to absorb those monthly costs.

For now, the estate remains. Five acres, 38,000 square feet, 24 bathrooms, a pickleball court, and no buyer. Affleck called it a “white elephant.” He wasn’t wrong. But at least it’s no longer his white elephant to manage.
